Terms of Service

Lodgaroo ("the Service") is operated by Rapid Surveys Pty Ltd ("we", "us"). By creating an account or using the Service you agree to these Terms.

1. The Service

Lodgaroo is a record-keeping tool that helps you track rent and shared expenses, manage lodger records, and message lodgers. We may change, suspend, or discontinue features at any time.

Lodgaroo does not process, hold, or transfer money. It is not a bank, payment processor, or money-transfer service. All rent and expense payments are made directly between you and your lodgers by your own arrangement (for example cash or bank transfer); Lodgaroo only records and reconciles the amounts you enter. You are responsible for the accuracy of those records and for the actual transfer of funds.

2. Accounts

You are responsible for your account, your login credentials, and the accuracy of the information you enter. You must have the right to contact the people you add.

3. Subscription & billing

Paid plans are billed per active lodger (minimum 3) in Australian Dollars (AUD), monthly or annually, via our payment processor (Stripe). Fees are charged in advance and are non-refundable except where required by law. You may cancel at any time; cancellation takes effect at the end of the current paid period. Prices may change with notice.

Quoted prices are exclusive of GST. 10% Australian Goods and Services Tax (GST) is added at checkout and remitted to the Australian Taxation Office. A tax invoice is issued for each payment. ABN: 80 096 216 849.

Optional scanning. Scanning is off until you switch it on. If you enable it, the files you choose to scan are sent to our third-party AI provider (Anthropic) to read. For a bill we extract details such as amount, date, vendor and category. For a bank statement, the whole statement is read — including transactions unrelated to your properties — and we keep a digital transcript of its lines (the extracted date, amount and description) as a reconciliation record; we do not retain the original file. You can delete that record, and its lines, at any time. Only scan statements you are entitled to share, and review every result — the extracted details are suggestions you can edit before anything is saved, and you remain responsible for their accuracy. Every account includes a monthly allowance of free scans; beyond that, scans are drawn from paid scan packs purchased in advance via Stripe. Scan-pack fees are shown before you buy and are non-refundable except where required by law. Scan pricing and allowances may change with notice.

4. Acceptable use

Don't use the Service unlawfully, to send spam, to harass, or to attempt to break or misuse it. We may suspend accounts that do.

5. Your content

You keep ownership of the data you enter. You grant us permission to host and process it to provide the Service.

6. Disclaimer & liability

The Service is provided "as is", without warranties. To the maximum extent permitted by law, our liability is limited to the fees you paid in the previous 12 months. Nothing in these Terms excludes rights you have under the Australian Consumer Law.

7. Governing law

These Terms are governed by the laws of South Australia, Australia.
